HOUSE RULES Treat our home with respect and care for it as you would your own. No smoking or vaping, no drugs, and no unregistered guests. See our guidebook for more details on the house rules. We do not allow pets in this home. Only 5 cars are allowed in the driveway at any given time. Do not park in the street. Quiet hours are form 10pm to 7AM CHECK-IN/CHECK-OUT DETAILS Easy self-check-in with a digital smart lock. Check in after 4 PM and check out by 10 AM. General checkout procedures are to lock the doors, close the windows, leave dishes clean or at least in the dishwasher, and leave used beds undone and used towels in the floor. Generally tidy up the place and leave it the way you found it. Nothing too complex :) While you're here to enjoy the countryside vibes, we also want to make you aware of the local wildlife that calls this area home. We've seen birds, mice, spiders, skunks and other critters at the property. Since we are located in the countryside, there are occasionally some insects that can get inside the house if the doors or windows are left open.

NO PARTIES OR EVENTS WHATSOEVER. This will result in immediate cancellation of your reservation with NO refund. Quiet Hours are from 10PM to 7AM. A maximum of 5 cars are allowed to park in the driveway. There is no street parking so please don't park there. There is no public access to the nearby creek, please do not go through the neighbor's backyards. Thanks a lot for your understanding. HOT TUB USE WAIVER AND RELEASE OF LIABILITY By booking and/or using the hot tub during your stay, you acknowledge and agree to the following: 1. Assumption of Risk: I understand that the use of a hot tub involves inherent risks, including but not limited to slipping, drowning, heat-related illness, and exposure to bacteria or chemicals. I voluntarily assume all such risks. 2. Health Precautions: I affirm that no one in my party will use the hot tub if they are pregnant, have a heart condition, skin condition, or other health concerns unless cleared by a physician. 3. Supervision Required: Children under 18 must be supervised by an adult at all times while using the hot tub. No diving or horseplay is permitted. 4. No Alcohol or Glassware: I agree not to use the hot tub while intoxicated or to bring glass containers into the hot tub area. 5. We loved our stay at Emmanuel’s place. Our family really enjoyed the space. The game room was amazing, something for everyone to enjoy. The kitchen is well stocked with state of the art appliances. The modern decor looked like something out of a catalog. The place was very clean and cozy. We loved the comfortable beds and the hot tubs! We would definitely recommend staying here and hope to come back. Thank you!

Lovely property! We had 6 adults and a young toddler, the layout was great to not wake anyone up while still having fun. Very quiet but friendly neighborhood, we even met the neighbor who recommended some places to try. Clean home with all the basics you could want for a short trip.

We’ve stayed in quite a few Air B&B’s for family gatherings. This was the best so far. The house itself was wonderful-great updates, but the outdoor area was amazing!!! Emmanuel was terrific! I had several questions after we checked in, but he responded so quickly, and so nicely. I would highly recommend this house for anyone visiting the Frankfort area, especially if you have a good sized group.

Perfect. Seriously. We hosted 8 friends who have been friends for 40 years. Great kitchen, wonderful mattresses, patio and fire pit, fun game room. Beautiful views, super quiet. The neighbors were friendly and inviting! Made our annual get together one we will tell stories about for years to come. Thank you Emmanuel!

Great house, so many things to do. The two hot tubs were great for a large group. It is closer to other houses than it looks in the photos but the neighbors were nice and we had no issues. The house is very close to distilleries in Frankfort and it was an easy trip. Lots of spices and extra things in the kitchen that made it very nice.
